Updated October 2026

Morgan Hill watering days and hours for your landscape

Morgan Hill sets its own outdoor watering schedule. Its Water Use Rules and Regulations page (checked October 2026) lists three days a week from March 1 through October 31, 2026: Tuesday, Friday and Sunday for even-numbered addresses, and Monday, Thursday and Saturday for odd-numbered or unnumbered properties. Irrigating with potable water is allowed only before 9 a.m. or after 7 p.m., and an unattended sprinkler valve or zone may run no more than 15 minutes a day.

The City's Water Waste Ordinance stays in force all year. From November through February it allows irrigation on no more than one day a week, on a schedule the City posts, and it bans watering for 48 hours after a quarter inch or more of rain.

  • The day limit does not apply to very low flow drip zones where no emitter puts out more than 2 gallons an hour.
  • Zones run by an activated weather-based controller are exempt from the day limit too.
  • A new landscape, or one where 25% or more of the planting is replaced, may be watered outside the day limit for its first 60 days after the first plant goes in.
  • The 15-minute cap does not cover drip, soaker hose, bubbler or high-efficiency nozzle zones that apply under one inch of water an hour, but no system may run long enough to cause runoff.

A weather-based controller such as Rachio or Hunter Hydrawise must be activated to earn that exemption, and the hour and runoff rules still apply to every zone. See our irrigation page; irrigation work carries a 2-year warranty.

Morgan Hill fence rules: height, lattice and materials

According to the City's Fences & Walls page (checked October 2026), side and rear property-line fences and walls may reach 7 ft, but any part above 6 ft must be a 1-foot band of lattice that lets light and air through. Inside the front setback the limit drops to 3 ft, and corner lots carry extra limits.

A fence 7 ft tall or less is exempt from a building permit, and nothing taller is allowed. When a fence stands on top of a retaining wall, the City measures the fence on its own, without the wall below it. In residential zones, barbed wire, chain link, razor wire, sheet metal and electric fences are prohibited unless the Planning Commission approves them.

The City page does not say at what height a retaining wall needs a permit, so call Morgan Hill Planning at 408-778-6480 before building one. Our retaining wall page explains the block systems we use.

Tree removal permits for oaks and street trees in Morgan Hill

Chapter 12.32 of the Morgan Hill Municipal Code, updated in 2025, protects native trees from 6 in trunk diameter, which is 18 in around at 4.5 ft above the ground. Trees of any species count once they reach 13 in diameter, or 40 in around. The City's Tree Removal & Pruning Permit page (checked October 2026) names oaks of all types, California bays, madrones, sycamores and alders as protected, and every street tree is protected whatever its size.

A permit is needed to remove a protected tree even when it is dead or diseased, and to prune away more than 25% of its canopy. The applicant posts a public notice for at least 10 days, and after removal a replacement tree of the same or a similar native species must be planted. One application covering up to three protected trees costs $153.60 under the fee schedule for July 2026 to June 2027.

If a hazardous tree must come down at once, the City allows removal first, with a report to Planning and payment of the fee within 5 days. Before planning a patio or path near an oak, ask Planning how the tree rules affect the layout.

Watering bans on decorative lawns at Morgan Hill businesses and HOAs

Morgan Hill already bans drinking-water irrigation of non-functional turf. Its rules apply to commercial, industrial and institutional sites, HOA property and the common areas of mobile home parks, apartments, condominiums and townhomes, and the City's commercial watering ban page (checked October 2026) says violations are subject to fines. Watering is still allowed where it keeps trees and other perennial plantings healthy.

For those properties, Valley Water's landscape rebate reaches up to $100,000 per site, and its Water Efficient Technology rebate adds an extra $4 per CCF in Morgan Hill, up to $10,000 more. Valley Water also offers free Large Commercial Landscape Surveys. Ongoing landscape maintenance is also one of our services.

Lawn conversion rebates for Morgan Hill homes

Homeowners apply to Valley Water, whose landscape rebate page (checked October 2026) lists $2 per square foot of converted lawn and a default combined cap of $3,000 per home across rebate types. It notes that some cost-sharing areas have higher caps, so ask its conservation hotline, (408) 630-2554, which cap applies to your address.

  • Convert at least 75 sq ft, with qualifying plants covering at least 50% of the converted area.
  • Leave the old lawn in place until the pre-inspection is done.
  • Receive the Notice to Proceed before starting any work or buying any equipment.
  • Artificial turf does not qualify for the rebate; our artificial turf installations carry a 15-year warranty.

Big job: stump removal, full irrigation replacement, new sod, paver driveway, retaining walls, and lighting. It turned out more beautiful than we imagined. We liked the results so much we had them redo the front yard a few months later.

I cannot recommend this company enough. David turned my backyard, basically a giant hill of dirt and weeds, into a gorgeous oasis of fruit trees, plants, flowers, and retaining walls. Working with him was a real pleasure and the pricing was very fair.

This was our second time using Landscape Associates, at a different property. David, Obed, and the crew added new paver stones, a planter, and expanded our irrigation. They even took care of drainage issues the original home builders had left behind.

Great communication throughout and they walked us through every step. The paver patio and driveway are flawlessly integrated. We would absolutely hire them again. In fact I was already texting David about redoing the entire front yard.

Frequently Asked Questions

Call (408) 207-5545
What days can I water in Morgan Hill?

From March 1 through October 31, 2026, even-numbered addresses water on Tuesday, Friday and Sunday, and odd-numbered or unnumbered properties on Monday, Thursday and Saturday, before 9 a.m. or after 7 p.m., with unattended zones limited to 15 minutes a day. From November through February, watering is allowed one day a week on a schedule set by the City. See the City's Water Use Rules and Regulations (checked October 2026).

Does drip irrigation have to follow the Morgan Hill watering days?

No, if every emitter in the zone puts out 2 gallons an hour or less. Zones on an activated weather-based controller and new plantings in their first 60 days are also exempt from the day limit, but the 9 a.m. to 7 p.m. ban and the no-runoff rule still apply. See the City's Water Use Rules and Regulations (checked October 2026).

How tall can a fence be in Morgan Hill?

Fences may be up to 7 ft tall along side and rear property lines, with a 1-foot band of lattice above 6 ft. Inside the front setback, the limit is 3 ft. Fences of 7 ft or less need no building permit. See the City's Fences & Walls page (checked October 2026).

Can I put up a chain link fence at my Morgan Hill home?

Not without Planning Commission approval. In residential zones the City prohibits barbed wire, chain link, razor wire, sheet metal and electric fences. See the City's Fences & Walls page (checked October 2026).

Which trees need a permit to remove in Morgan Hill?

Native species from 6 in trunk diameter (18 in around), any species from 13 in diameter (40 in around), both measured 4.5 ft above the ground, and all street trees. A permit is also needed to prune more than 25% of a protected tree's canopy. See the City's Tree Removal & Pruning Permit page (checked October 2026).

Can a Morgan Hill HOA keep watering its decorative lawn?

Only for limited purposes. The City already bans drinking-water irrigation of non-functional turf on HOA property and other commercial, industrial and institutional sites, with fines for violations. Water may still be used to keep trees and other perennial plants healthy. See the City's commercial watering ban page (checked October 2026).

How much is the lawn rebate for a Morgan Hill home?

Valley Water pays $2 per square foot for qualifying lawn conversions of at least 75 sq ft, with a default combined cap of $3,000 per home; Valley Water notes higher caps in some cost-sharing areas. Apply and get the Notice to Proceed before starting; artificial turf does not qualify. See Valley Water's landscape rebate page (checked October 2026).
