Landscape irrigation in San Jose: drip or sprinklers
Drip irrigation suits planting beds and trees; spray or rotor heads suit lawns. If your yard has both lawn and planting beds, each needs its own watering zone. Group plants by water needs and sun exposure. Then choose drip or sprinklers for each area.
| Area | Best method | Why | Controller notes |
|---|---|---|---|
| Lawn | Spray or rotor heads | Distributes water across the grass | Keep lawn zones separate from planting beds |
| Planting beds | Drip irrigation | Delivers water near plant roots | Group plants with similar water needs |
| Trees and hedges | Drip irrigation | Delivers water to trees and hedges | Separate from lawn watering schedules |
| Vegetable beds and pots | Drip irrigation | Targets individual beds and containers | Separate pots when their watering needs differ |
| Slopes | Drip for planted slopes | Waters plants directly instead of spraying across the slope | Adjust the schedule to avoid runoff |
| Artificial turf | None | No irrigation needed for growth | Remove the former lawn zone from the schedule |
Pressure regulation matters for drip lines as well as sprinkler coverage. A smart controller changes the schedule; it cannot fix a leaking pipe or a head spraying onto paving. An irrigation upgrade can give beds and lawns separate watering zones.

What a new irrigation system costs in San Jose
A new irrigation system in San Jose typically costs $3,000 to $10,000. The price depends on the number of zones, controller choice and backflow device. Trenching through existing landscaping and the amount of pipe we can reuse also affect the cost. A repair and a complete replacement need different estimates.
Landscape Associates prices projects individually and itemizes the work. We provide repair prices and quotes for new systems in Saratoga during the on-site visit. For irrigation within a larger yard project, see our San Jose landscaping cost guide and Saratoga landscaping cost guide. When comparing estimates, look for irrigation work listed separately.
Smart watering controls and irrigation rebates in Santa Clara County and on the Monterey Peninsula
Rachio and Hunter Hydrawise smart controllers adjust watering to weather conditions. Each zone's settings need to account for its plants, sun exposure and allowed watering times. Replacing a controller is also a chance to review old schedules when a lawn has become planting beds or a patio.
Valley Water lists these base equipment rebates: up to $300 for a weather-based controller with 1 to 12 stations; up to $0.25 per sq ft for in-line drip; up to $50 for a rain sensor; up to $5 for high-efficiency nozzles; and up to $20 for pressure-regulating spray bodies. The base lifetime limit for all rebate types combined is $3,000 per home. See the Valley Water landscape rebate program (checked October 2026).
Apply to Valley Water and receive its Notice to Proceed before buying equipment or starting work. Before budgeting for a rebate, check whether your address and equipment qualify and whether funding is available. The figures above are base rates, not a promised deduction from your estimate. See Valley Water application requirements (checked October 2026).
For eligible Monterey Peninsula customers, MPWMD lists a $100 rebate for an eligible weather-based controller with 4 stations, plus $10 per additional station up to 20 stations. It also lists rebates of $4 per rotating nozzle, with a minimum of 10 nozzles, and $25 for a soil-moisture sensor attached to a controller. Apply within 120 days of purchase. Rebates are first come, first served while funding lasts. If you receive a lawn-conversion rebate, any irrigation in the converted area must use drip. See MPWMD irrigation rebates (checked October 2026).
Watering rules in Santa Clara County and on the Monterey Peninsula
For properties using Valley Water-supplied potable water, Ordinance 23-02 prohibits overhead irrigation from 9 AM to 6 PM, more than incidental runoff, and watering during or within 48 hours after 0.25 inches of rain. These rules depend on the water supply, not just the city name. Source: Valley Water Ordinance 23-02 (checked October 2026).
Cal Am publishes a different schedule for its Monterey Main system: Wednesdays and Saturdays only, before 9 AM or after 5 PM, with a limit of 15 minutes per station per day. Its page gives no effective date. Confirm the system serving your address before using this schedule. Source: Cal Am Monterey watering rules (checked October 2026).
Los Altos Hills has its own water-efficient landscape rules. See the Town landscape guideline (checked October 2026). We check your water provider's requirements and local watering rules before programming the controller. We then set watering days and hours, schedules for each zone and rain adjustments. Seasonal adjustments must stay within those limits; a weather-based setting does not replace them.
Irrigation repairs and upgrades
In San Jose, we fix sprinkler leaks and replace broken heads and valves. Upgrades include converting spray to drip, adding zones to an existing system and swapping controllers. We inspect the damaged parts and the rest of your system before quoting a repair price.
Adding drip irrigation to a new planting bed may not require replacing your lawn sprinklers. An added zone needs a suitable water supply, valve and controller connection. Regular maintenance keeps the system working. Seasonal adjustments help match watering to your plants' needs. If water collects after irrigation, both the irrigation system and yard drainage may need checking.
How we install your irrigation system
Site visit and water-pressure check
During the free on-site visit, we check your lawn, planting beds, existing equipment and water pressure. We identify areas that need new irrigation and parts we may be able to keep.
Plan separate watering areas for lawns and plants
We give lawn sprinklers and drip lines for beds and trees separate zones. We plan each zone around plant types and sun exposure so shaded plants can have a different watering schedule from the lawn.
Dig trenches and lay irrigation supply pipes
We plan trench routes around your paving, established plants and available access. Then we lay the main supply lines.
Add water-control valves and protection against reverse water flow
Valves control the separate zones. We select backflow prevention and pressure-regulating equipment to suit your property and water supply.
Install sprinkler heads and drip irrigation lines
We install Rain Bird or Hunter components to suit each zone. We check sprinkler coverage, drip placement and connections before setting the watering schedule.
Set your watering schedule and show you how to use the system
We program the Rachio or Hunter Hydrawise controller for each zone, following local watering rules. Then we show you the schedule, zone controls and seasonal adjustments.

What Our Clients Are Saying
Reviews from Yelp and Google, with the reviewer's city and date
Big job: stump removal, full irrigation replacement, new sod, paver driveway, retaining walls, and lighting. It turned out more beautiful than we imagined. We liked the results so much we had them redo the front yard a few months later.
San Jose, CA
This was our second time using Landscape Associates, at a different property. David, Obed, and the crew added new paver stones, a planter, and expanded our irrigation. They even took care of drainage issues the original home builders had left behind.

We are very happy with the results. David installed a new front lawn and side yard plantings and the whole project wrapped up in a week. We were impressed that they renewed our entire irrigation system as part of the job. Would recommend to anyone in the area.

I cannot recommend this company enough. David turned my backyard, basically a giant hill of dirt and weeds, into a gorgeous oasis of fruit trees, plants, flowers, and retaining walls. Working with him was a real pleasure and the pricing was very fair.

Landscape Associates did a full remodel of my front and back yards. David understood exactly what I had in mind, delivered the yard I hoped for, and somehow made it even better. He kept in touch through every step and his crew was respectful of my property.

If I could give more stars I would. Workers showed up every single day at 8:30am sharp. David was always easy to reach and when I had changes mid-project, they accommodated every one without complaint. The customer service really set them apart.
Milpitas, CA
Great communication throughout and they walked us through every step. The paver patio and driveway are flawlessly integrated. We would absolutely hire them again. In fact I was already texting David about redoing the entire front yard.

Frequently Asked Questions
Call (408) 207-5545What affects my irrigation installation estimate in San Jose?
A new irrigation system in San Jose typically costs $3,000 to $10,000. Zones, controller choice, trenching through existing landscaping and backflow equipment affect the estimate. Landscape Associates provides itemized project pricing and a free on-site estimate. We provide repair prices and quotes for new systems in Saratoga during the on-site visit.
Do my lawn and planting beds need separate watering zones?
Drip irrigation suits planting beds, trees, hedges, vegetable beds and pots. Spray or rotor heads suit lawns. Keep lawn and planting zones separate, with schedules based on plant needs and sun exposure. If your yard has both a lawn and planting beds, you can use both methods with separate watering schedules.
When should I apply for a smart watering controller rebate: before or after installation?
Valley Water (checked October 2026): Apply and receive the Notice to Proceed before purchasing or installing equipment. Eligible weather-based controllers with 1 to 12 stations qualify for up to $300; the base lifetime cap across rebate types is $3,000 per home. MPWMD (checked October 2026): Eligible Peninsula customers must apply within 120 days of purchase, subject to available funding. Eligible weather-based controllers qualify for $100 for 4 stations plus $10 per additional station up to 20.
Which irrigation brands do you install?
Landscape Associates uses Rain Bird and Hunter irrigation components, with Rachio and Hunter Hydrawise smart controllers. The choice depends on the drip and sprinkler zones, existing equipment and proposed work. During the free on-site visit, we'll discuss whether you need a new system or an upgrade to your existing one.
Do you repair irrigation systems you did not install?
Yes. We repair existing irrigation systems, even if another company installed them. Our irrigation repair service covers leaks, broken heads, valves and controller swaps. The repairs needed depend on your equipment and its condition. We provide a price during the on-site visit. Call or text (408) 207-5545 to arrange one.
Can drip irrigation be added to an existing system?
Yes, drip can be added to an existing irrigation system when the water supply, pressure regulation, valves and controller suit the proposed layout. Converting spray to drip and adding zones are part of our upgrade service. Keep planting beds separate from lawn sprinklers so their watering schedules can differ.
What hours can I water in San Jose?
For properties on Valley Water-supplied potable water, overhead irrigation is prohibited from 9 AM to 6 PM. Watering is also prohibited during or within 48 hours after 0.25 inches of rain. Runoff cannot exceed incidental amounts. See Valley Water Ordinance 23-02 (checked October 2026). Confirm any additional requirements with the water provider serving your address before setting the controller.
Does a broken sprinkler head or watering controller mean I need a whole new irrigation system?
A broken sprinkler head or controller does not always mean you need a whole new system. Landscape Associates provides a 2-year irrigation warranty; controllers and sprinkler heads can be replaced individually. Leaks, broken heads or changes to your planting beds may need repairs or upgrades, rather than a whole new system. We assess your existing equipment during the on-site visit.
Do you install and repair irrigation on commercial properties?
Yes. Landscape Associates of CA designs, installs and repairs irrigation for residential and commercial properties. Services include new drip and sprinkler systems, controller upgrades, maintenance and seasonal adjustments. We provide an itemized estimate for each commercial project.
